We scored amenity-rich, highly-rated buildings against their actual rents to find the most amenities per dollar. 1350 North Lake Shore in the Gold Coast leads on value, while Coppia in the West Loop and Evo Union Park in Fulton Market pair 4.8 ratings with resort-style pools at mid-market prices. Here are the buildings that give you the most for your money.

Plenty of buildings will sell you a pool and a doorman. The trick is finding the ones that give you the full amenity package without the full luxury price tag.

So we did the math. We counted the major amenities each building offers, confirmed a strong resident rating, and stacked all of it against the actual average rent from our tracked inventory. The result is a list of buildings that punch well above their price.

The value leader: 1350 North Lake Shore

If you want the most for your money, start in the Gold Coast.

1350 North Lake Shore sits right on the lake with a 24-hour door attendant, a fitness center, valet parking in the attached garage, a business center and lounge, and complimentary bike storage. The average rent lands around $2,391, which is remarkable for a doorman building on Lake Shore Drive.

This is the rare building where you get a true Gold Coast address and a full-service amenity set at a price most people associate with a mid-market walk-up.

The top-rated values: Coppia and Evo Union Park

In the West Loop and neighboring Fulton Market, two buildings pair a near-perfect 4.8 resident rating with a serious amenity deck and a sensible price.

Coppia, in the West Loop, runs about $2,827 and brings a resort-style outdoor pool with cabanas, a dog spa and on-site dog park, co-working spaces and conference rooms, a game room, and full-size in-unit Whirlpool washers and dryers. For a 4.8-rated building with a pool, that is one of the best prices in the neighborhood.

Evo Union Park, just north in Fulton Market, is right there too, around $3,010 with another 4.8 rating. It offers a pool, a dog run and pet spa, co-working space, a gaming and entertainment lounge, and park views, all a short walk from Union Park and the Fulton Market action.

The big-amenity value: Arrive Michigan Ave

For sheer quantity of amenities per dollar, Arrive Michigan Ave in the South Loop is hard to beat at about $2,884 with a 4.5 rating from hundreds of reviews.

The list is long: a resort-style pool with cabanas, a spa with sauna, steam, whirlpool, and cold plunge, a rooftop fitness center, a rooftop sky lounge, a dog park and pet spa, co-working space, and outdoor grilling stations. That is a luxury-tower amenity package at a mainstream price.

More buildings that over-deliver

A few others earned their spot on the value list:

Marlowe (River North), about $2,970, 4.7 stars. A 15th-floor social space with a heated outdoor pool, concierge, EV charging in the garage, and a community lounge with gaming tables and a bar.

Grand Central (South Loop), about $3,035, 4.7 stars. A CrossFit-style gym with Technogym equipment, a heated outdoor pet deck, co-working with micro-offices, a massage room, and EV charging.

Madison at Racine (West Loop), about $3,054, 4.8 stars. Concierge, a dog park and grooming area, a fire pit, a cozy lobby with a deluxe coffee bar, and billiards.

Hubbard 221 (River North), about $3,355, 4.7 stars. A hot tub, a dog run and pet spa, a 21st-floor resident lounge with skyline views, a meditation lounge, and a co-working hub.
