A lot of the best apartment deals never show up in the listed rent. They show up as concessions: a free month, a move-in credit, a waived fee. We track those.
Because we scan building listings every day, we can see which buildings are actively dangling a deal to fill units. Right now, that is 77 buildings across Chicago. Here is where they are and what they are offering.

The West Loop and River North lead, which lines up with the rest of our data. The West Loop is one of the few neighborhoods where one-bedroom rents have actually been falling lately, and heavy concessions are part of that same story: lots of new supply competing to fill units.

The most common deal by far is a free month. Move-in credits, usually $450 to $2,500, are the next most common, and we also see waived fees and the occasional free-parking or reduced-rent offer.
Why a free month matters more than it looks
Renters routinely underrate concessions, because the headline rent stays the same. But the math is real.
One free month on a twelve-month lease is roughly 8% off your actual rent. On a $2,400 apartment, that free month works out to about $200 a month, or $2,400 across the year. That is your net-effective rent, what you actually pay, versus the gross rent on the sign.
So when you compare two units, do not just compare the listed prices. A $2,500 unit with a month free can easily beat a $2,300 unit with no concession.
Why buildings do this
Concessions let a building fill units without cutting its headline rent, which keeps its pricing looking strong on paper and protects the rate for renewals. Two kinds of buildings lean on them hardest: brand-new construction still in lease-up, racing to fill a tower, and buildings in softer neighborhoods where demand has cooled.
That is why you see so many concessions clustered in the West Loop and River North right now, the neighborhoods with the most new supply.
How to use this
Always ask. Even if a building is not advertising a concession, in a soft month it may have one available for the asking, especially on units that have been sitting.
And shop the deal, not the sticker. Run the net-effective number on every unit you are comparing, and weight the concessions heavily.
