The Hottest Chicago Buildings Right Now: A Live Velocity Leaderboard

TL;DR We track when units disappear from the market, so we can see which buildings are leasing fastest. This week Wolf Point East and 1000 South Clark lead the city, each renting 11 units, and River North is the hottest neighborhood overall with 78 units gone. Across the buildings we track, about 407 units leased citywide this week.
Most rent sites tell you what is available. We can also tell you what just disappeared.
Because we sync building availability every morning and afternoon, we can watch units drop off the market as they get leased. Count those up and you get leasing velocity, a real-time read on demand. Here is who is moving fastest right now.
The leaderboard: fastest-leasing buildings this week
These are the buildings that rented the most units in the past seven days.
| Rank | Building | Neighborhood | Units leased this week |
|---|---|---|---|
| 1 | Wolf Point East | River North | 11 |
| 2 | 1000 South Clark | South Loop | 11 |
| 3 | Aqua | Lakeshore East | 10 |
| 4 | Left Bank | Fulton Market | 10 |
| 5 | Arrive Streeterville | Streeterville | 10 |
| 6 | Arrive Michigan Ave | South Loop | 10 |
| 7 | 1350 North Lake Shore | Gold Coast | 9 |
| 8 | One Superior Place | River North | 9 |
| 9 | 1 Superior Place | River North | 9 |
| 10 | The Duncan | West Loop | 8 |
Wolf Point East and 1000 South Clark share the top spot this week, each leasing about 11 units. That is a brisk pace heading into peak season, and it is the kind of building where the best floor plans turn over quickly.
A pattern jumps out too. River North alone places three buildings in the top ten, with Wolf Point East joined by One Superior Place and 1 Superior Place. When one neighborhood stacks the leaderboard like that, it tells you where demand is concentrated.

Zoom out from individual buildings and the neighborhood picture is just as clear.

| South Loop | 33 |
| Gold Coast | 30 |
| Uptown | 28 |
River North is the engine of the rental market right now, with about 78 units leased across the buildings we track. The West Loop, Printer's Row, and the South Loop form the next tier. These are the neighborhoods where demand is highest and where you should expect to move quickly.
In total, the buildings we track leased about 407 units this week across the city.
How we keep the numbers honest
A quick note on method, because it matters. We pull this from live, daily availability data, and we filter out buildings whose listings show data anomalies, like a feed briefly resetting its whole inventory, so a single glitch never lands a building at the top of the leaderboard. What you see above is real leasing, not noise.
What this means if you are renting
Velocity is a tool, not just a stat.
If you are looking in a high-velocity building or neighborhood, treat speed as part of the plan. The unit you like will not wait. Tour fast, have your application materials and pay stubs ready, and be prepared to commit the same day.
If you are flexible, velocity also points you toward the opposite. Slower-moving buildings are more likely to offer a concession to fill a unit, and we track those too in the Chicago Concession Tracker.
This leaderboard updates from our daily data, so the names shift week to week. For the pricing side of the picture, see our Chicago Rent Report. Then browse live openings and book a tour before the good ones are gone.
