TL;DR Some buildings lease their best units in days, not weeks, and it happens at every budget. Under $2,300, The Duncan and The Lawrence House move fast. In the $2,300 to $3,200 range, 1000 South Clark and the Arrive buildings lead. At the top, Wolf Point East and Aqua turn over quickly. If you want one of these, be ready to tour and apply fast.

In a fast-moving building, hesitation costs you the unit. We track availability every day, so we can see exactly which buildings lease their apartments in days rather than weeks, and the useful part is that it happens at every price point. Here are the fastest movers by budget.

Under $2,300: the value fast-movers

The DuncanWest Loop8~$2,212
The Lawrence HouseUptown6~$1,569
The RosieMedical District5~$2,063

The Lawrence House in Uptown is the value story here, leasing about six units a week at an average near $1,569. When a building this affordable is also moving fast, the good units do not sit, so it pays to be ready.

$2,300 to $3,200: the mid-market movers

One Superior PlaceRiver North9~$2,867

This is the busiest tier. 1000 South Clark in the South Loop leads at about 11 units a week, with both Arrive buildings right behind at 10. These are mainstream, well-located buildings at the price most renters are shopping, so demand is high and turnover is fast.

Above $3,200: the luxury movers

Even at the top of the market, units move. Wolf Point East leases about 11 a week, and the architectural icon Aqua in Lakeshore East does about 10. Premium buildings with standout amenities still see their best floor plans go quickly.

How to win a fast-moving unit

The strategy is the same at every budget: be ready before you walk in the door.

Have your application information, ID, and proof of income ready to go. Know your number and your must-haves. And be prepared to apply the same day you tour, because in these buildings the unit you love on Saturday can be gone by Monday.

If speed is on your side, you can also use it. Slower-moving buildings are more likely to offer a concession to fill a unit, and we track those in the Chicago Concession Tracker.

How we measure this

These counts come from live, daily availability data, and we filter out buildings whose listing feeds show data anomalies so a glitch never lands a building on the list. For the overall ranking regardless of price, see our live velocity leaderboard. Then browse current openings and book a tour before the good ones are gone.
