How we measure rent

Every price on Precise Rent is a building's own published price for a specific apartment that is available to rent. Prices and availability are checked every morning and afternoon, and each building page shows when its prices were last checked.

Rent is asking rent: the listed monthly price for the apartment, before any move-in special. Specials such as a free month are shown next to the price rather than folded into it, so two buildings can be compared on the same footing.

Listings under $1,100 a month are left out. At that level the listing is a parking space, a placeholder, or a typo, not an apartment.

The median is the middle price: half of the available apartments cost more and half cost less. The average is the sum of the prices divided by the number of apartments. Both are shown because a few very expensive apartments pull an average up without moving the median.

Both are calculated only from apartments available at the time of the last check. They describe what is on the market today, not what current tenants pay.

A neighborhood needs at least 5 available apartments before it gets an average-rent page or a place in the rent report. With fewer, the figure would describe one building rather than a neighborhood.

Figures by size cover studios and one, two, and three bedroom apartments. Convertibles and junior one bedrooms are counted in the all-sizes figures but do not get a row of their own.

Search results and matches are ordered by how well an apartment fits what you asked for: neighborhood, size, budget, move-in date, and must-haves. No building pays for placement and there are no sponsored listings.

Building ratings are the building's Google rating and review count. Walk times to transit, groceries, and other places are measured along sidewalks rather than in a straight line. Commute times are shown for driving and transit.
